Escape to Hoeppner's Vista, a spacious waterfront retreat on beautiful Mitchell Bay featuring some of the most spectacular sunset views on San Juan Island. Relax on the ground floor patio or perch on a log near the waters edge. (no dock access at this time and no main deck access at this time).

Nestled on the peaceful west side of San Juan Island, directly across from Snug Harbor Resort, the home offers an ideal setting for families or small groups seeking both tranquility and adventure.

Please note that this home is located in a quiet, close-knit residential neighborhood. It is not suitable for parties or large gatherings, and occupancy limits are strictly enforced.

Bright, Open Living Spaces-

The main level features an open-concept floor plan designed to showcase breathtaking waterfront and sunset views. Large picture windows fill the home with natural light, while the comfortable living room offers a large flat-screen TV (Roku streaming only) and a cozy electric fireplace with customizable ambient lighting.

The fully equipped kitchen makes preparing meals easy, whether you're cooking fresh Dungeness crab from Roche Harbor or Friday Harbor or serving locally harvested oysters from Westcott Bay Oyster Farm, just a 10-minute drive away. Guests can gather around the breakfast bar with seating for four or enjoy meals together at the dining table for six.


Comfortable Accommodations-

The main floor features a spacious primary suite with a California king bed, private en suite bathroom, and direct access to its own deck overlooking the shoreline.

The downstairs boasts a bedroom with a queen bed and water view, a shared three-quarter bathroom, a second living room with a flat-screen TV and a foosball table for family fun.
There is also an additional sleeping area with a queen bed

Things to Know:

Waterfront location with exceptional sunset views. No Dock Access and No Main Deck access.
Wi-Fi is provided.
Cell service is generally available, and a landline is also provided.
A mini-split heating and cooling system serves the main-level living and dining area. Thanks to the waterfront location, cool sea breezes and open windows naturally keep the home comfortable.
Yard maintenance may occasionally take place during your stay.
This is a strictly non-smoking property.
No pets.

  This is our second stay at Hoeppner’s and we love it! We like staying at a place where we can dock our boats during our stay. The dock has been replaced recently and it is really nice. The house is comfortable, and the views are amazing! The only negative that we could come up with is that the coffee pot takes 25 minutes to brew a pot of coffee!   We had a great extended weekend stay on the island, playing and learning at the variety of sites that kept us busy. My family all loved our excursions out from our vacation home base, because returning, was like coming home each night. so welcoming and comfortable. Opened main living area allowed for precious time shared together, but the multi-level sleeping accommodations also allowed us to spread out and find privacy too. The lane was perfect for a morning run or walk. The bay out front was a never ending source of entertainment with the view of harbor seals and birds, activity coming and going and the changing sky views, both weather and sunsets. Everything we needed was available, ready and waiting for our stay. Originally had considered a place in town, but ALL agreed this was better, because we could easily get there too, but this allowed for a whole different dimension to the stay, getting away from the crowd, and having a "home".

  From the moment we walked into the home we were in awe of the view!! Wall to wall windows allowed for us to enjoy the harbor and the sound right away. The beds were EXTREMELY comfortable. The Deck was spacious and we ate meals out there every day! The home could use some updating (orange carpet transported us back to the 70s, and my mom found a huge spider on her towel after it was wrapped around her head!) We saw a momma Minke whale with her baby swim just past the harbor opening and we enjoyed watching the harbor seals (Harvey and Henrietta) and finding the mini baby crabs under the rocks when the tide was out! The microwave didn't work on our first day, but the Property Management Company brought us a new one within 45 minutes! All in all an awesome vacation!

  The rental that we shared with my sister and brother in law was very clean, gorgeous view, comfortable, and accommodating. The only drawbacks were small ones and they include, no working ice machine, no room fans for the downstairs and master bedroom, no iron and ironing board, and the tv downstairs should also be on Direct tv as the Netflix, etc. kept reloading and stopping in the middle of the shows due to lack of Internet service. We did have a neighbor two home off that came and complained that we were too noisy at 8:50pm. We were Ll playing a game of cribbage and watching the sunset and sharing a laugh or two. We were flabbergasted with her nasty comments about our having a little fun on our vacation;( other than that, we totally would recommend this home as we will have this beautiful memory for the rest of our lives. We took every road we could to cover the island. We also enjoyed a whale watching tour. The management company responded very quickly to our one concern about a refrigerator.   The location of this house is amazing. It is just a short boat ride from Lime Kiln and Roche Harbor. We made use of the private dock. There is not much draft at low tide, but we easily got our motor boat in the bay. The house had beautiful views out to the Haro STraits to Canada. Would stay there again.

  We enjoyed marvelous sunsets and watching ships and sailboats transiting the Haro Strait. This home felt very spacious and was well equipped for cooking and serving meals. There is a wall of windows facing the west, and fortunately they are equipped with sun shades which we pulled down in the late afternoon. We enjoyed the dock, beach and friendly neighbors. It is an easy trip to Roche Harbor for groceries, and Friday Harbor is not really that far, either. The deck is great for barbequing and outdoor dining.
