Located in Mitchell Bay, across from Snug Harbor Resort, this property is perfectly situated for a family or small group of friends looking to enjoy the Westside of San Juan Island and all of its bounty. Whales frequent Open Bay which is only a 5-minute boat ride from the property. Bring your fishing boat or rent one locally to utilize excellent summer salmon fishing and crabbing. The dock can moor power boats up to 30 feet or sail boats up to 40 feet. No shore power or water hook up.

Guests on boat count towards the Maximum Occupancy of the home. This neighborhood is very quiet, quaint, and tight-knit, and neighbors will notify management if maximum number of guests is exceeded.

The main level has an open floor plan so as to invite everyone to enjoy expansive views of the spectacular sunset.

The fully stocked kitchen, with its open countertops, provides a spacious area to enjoy fresh caught crab or Westcott Bay oysters (Westcott Bay Oyster Farm is just a 10-minute drive from the house). Guests can enjoy a casual meal at the breakfast bar for 4, or a sit-down dinner at the Dining table for 6.
The sliding glass door off the dining area leads to a deck with propane BBQ and 6-seater patio table. Enjoy a sunset drink or BBQ' d meal while enjoying the view of Snug Harbor Resort, Henry Island and Vancouver Island.
(Please note, this home is not suitable for parties or large gatherings as it is located in a quiet neighborhood.)

The main floor living area offers a large flat screen TV (Roku only) which is adjacent to a cozy mood setting electric fireplace with color light display. The panoramic living room windows will offer all the San Juan Island wildlife entertainment you are longing for!

On the main floor you will find the primary California King bedroom with en suite bathroom. A deck off the primary bedroom offers a private entry for a secluded area overlooking the beach.

The downstairs of the home offers 1 bedroom and 1 additional sleeping space, both equipped with a Queen sized bed. These two rooms share a 3/4 bathroom. The downstairs also has a second living area with a flat screen TV, as well as a foosball table.

**Recommend for only highly supervised children as the deck and dock are situated close to rocks and water**

There is okay cell service at this property however there is a landline and Wi-Fi.

Please be advised, yard maintenance may occur during your stay.

This home has a mini-split heat/cool pump system in the main-level dining room/living room only. However, being on the water provides a natural air conditioner when windows are opened, and the fresh sea breeze will cool the house quickly.

This is a Non-Smoking property.

San Juan Island is a remote location, and it is good to keep in mind that intermittent, short, Wi-Fi disruptions are very normal for this area.

  This is our second stay at Hoeppner’s and we love it! We like staying at a place where we can dock our boats during our stay. The dock has been replaced recently and it is really nice. The house is comfortable, and the views are amazing! The only negative that we could come up with is that the coffee pot takes 25 minutes to brew a pot of coffee!   We had a great extended weekend stay on the island, playing and learning at the variety of sites that kept us busy. My family all loved our excursions out from our vacation home base, because returning, was like coming home each night. so welcoming and comfortable. Opened main living area allowed for precious time shared together, but the multi-level sleeping accommodations also allowed us to spread out and find privacy too. The lane was perfect for a morning run or walk. The bay out front was a never ending source of entertainment with the view of harbor seals and birds, activity coming and going and the changing sky views, both weather and sunsets. Everything we needed was available, ready and waiting for our stay. Originally had considered a place in town, but ALL agreed this was better, because we could easily get there too, but this allowed for a whole different dimension to the stay, getting away from the crowd, and having a "home".

  From the moment we walked into the home we were in awe of the view!! Wall to wall windows allowed for us to enjoy the harbor and the sound right away. The beds were EXTREMELY comfortable. The Deck was spacious and we ate meals out there every day! The home could use some updating (orange carpet transported us back to the 70s, and my mom found a huge spider on her towel after it was wrapped around her head!) We saw a momma Minke whale with her baby swim just past the harbor opening and we enjoyed watching the harbor seals (Harvey and Henrietta) and finding the mini baby crabs under the rocks when the tide was out! The microwave didn't work on our first day, but the Property Management Company brought us a new one within 45 minutes! All in all an awesome vacation!

  The rental that we shared with my sister and brother in law was very clean, gorgeous view, comfortable, and accommodating. The only drawbacks were small ones and they include, no working ice machine, no room fans for the downstairs and master bedroom, no iron and ironing board, and the tv downstairs should also be on Direct tv as the Netflix, etc. kept reloading and stopping in the middle of the shows due to lack of Internet service. We did have a neighbor two home off that came and complained that we were too noisy at 8:50pm. We were Ll playing a game of cribbage and watching the sunset and sharing a laugh or two. We were flabbergasted with her nasty comments about our having a little fun on our vacation;( other than that, we totally would recommend this home as we will have this beautiful memory for the rest of our lives.   We were three women from CA and WA on a reunion. We loved the home. The bedrooms were comfortable and the living space so perfect for hanging out , having dinners and watching Warriors basketball. The sunsets were spectacular. We felt as though we were close to everything we wanted to see--English Camp, American Camp, Roche Harbor (good dinners), Friday Harbor. We took every road we could to cover the island. We also enjoyed a whale watching tour. The management company responded very quickly to our one concern about a refrigerator. Overall, a very good experience!

  The location of this house is amazing. It is just a short boat ride from Lime Kiln and Roche Harbor. We made use of the private dock. There is not much draft at low tide, but we easily got our motor boat in the bay. The house had beautiful views out to the Haro STraits to Canada. Would stay there again.

  We enjoyed marvelous sunsets and watching ships and sailboats transiting the Haro Strait. This home felt very spacious and was well equipped for cooking and serving meals. There is a wall of windows facing the west, and fortunately they are equipped with sun shades which we pulled down in the late afternoon. We enjoyed the dock, beach and friendly neighbors. It is an easy trip to Roche Harbor for groceries, and Friday Harbor is not really that far, either. The deck is great for barbequing and outdoor dining.
